What $327/Month Does Not Cover
- The $1,444 one-time buy-in. New buyers pay a capital improvement fee at purchase. It is not recurring, but it is not zero. Amortized over twenty years: $72/year, or $6/month. Negligible — but it exists and you should know about it before closing day.
- Manufactured home maintenance has a steeper curve. Roof coating or replacement every 10-15 years ($3,000–$8,000). HVAC replacement ($4,000–$6,000). Plumbing and electrical that may not meet current standards in older units. Budget $200–$300/month in a maintenance reserve for a manufactured home over 15 years old. This pushes the effective cost closer to $527–$627/month — still dramatically below Heritage Isle's $959, but not the $327 headline number.
- You are NOT in a land-lease community. This is an advantage, but it is critical to understand by contrast. Many Florida manufactured communities charge $500–$1,200/month in lot rent — and you do not own the land. At Barefoot Bay, you own your lot. Your $327/month includes the property tax on that land. In a land-lease community, the same home would cost $827–$1,527/month because the lot rent stacks on top of everything else.
