Brevard County & Space Coast 55+ Communities

Three major communities in the Viera corridor. The only military-origin 55+ community in Florida. The largest manufactured home community in the state. And property tax math that surprises buyers coming from South Florida. Eighteen communities, all compared honestly — because nobody else does.

The Viera Corridor — Three Communities, One Decision

Most buyers land on Florida's Space Coast and discover three communities within the same master-planned Viera development: Heritage Isle (the established flagship with 2,100+ homes), Del Webb at Viera (the national brand with newer construction and a $500K median), and Bridgewater at Viera (Lennar's 870-home answer to Del Webb, selling fastest of the three at 25-day median days on market). These three communities are within minutes of each other. Buyers tour all three in the same weekend. And nobody — not 55places, not Zillow, not any local brokerage site — has ever published an honest side-by-side comparison of what they actually cost to live in.

We did.

The number that changes the conversation: Heritage Isle's CDD assessment runs $1,309/year for single-family homes. Bridgewater's CDD is $135/year. That looks like a $1,174 annual advantage for Bridgewater — until you see that Bridgewater's HOA is $506/month versus Heritage Isle's roughly $300/month. The HOA gap ($2,472/year) more than erases the CDD savings. Total recurring cost actually favors Heritage Isle by approximately $1,300/year. That is the kind of math you will not find on any other website.

True Annual Carrying Cost — All Major Communities

Every number below is based on the most recent MLS data, CDD schedules, and HOA disclosures available. Estimated at a $400,000 purchase price with homestead exemption applied. Insurance estimated for inland Brevard (Viera corridor) construction.

CommunityHOA/MoCDD/YrTax/Yr Est.Ins/Yr Est.All-In/Mo
Heritage Isle~$300$1,309~$3,300~$2,800~$918
Del Webb at Viera~$350~$1,200~$3,400~$2,600~$950
Bridgewater at Viera$506$135~$3,400~$2,600~$1,018
Indian River Colony Club~$280None~$3,200~$2,800~$780
Grand Isle~$300~$800~$3,300~$2,800~$875
Alamanda Key~$250TBD~$3,400~$2,800~$770
Barefoot Bay$72*None~$900~$2,200~$330

*Barefoot Bay charges $865/year as a recreation district fee (not HOA), shown as monthly equivalent. Homes are manufactured on deeded lots — purchase prices range $50K–$250K, dramatically lowering the tax basis. Insurance on manufactured structures runs differently than site-built homes. Barefoot Bay is deed-restricted but NOT formally 55+ age-restricted — most residents are retirees by choice, not by rule.

Brevard County Tax Advantage

Brevard County's effective property tax rate runs approximately 0.85% — significantly lower than Broward County (1.0–1.4%), Palm Beach County (~1.1%), and most South Florida markets. On a $400,000 home with homestead exemption, that translates to roughly $3,200–$3,600 per year depending on which city or unincorporated area you land in. West Melbourne and unincorporated Viera run cheapest. Palm Bay runs highest due to a higher municipal millage.

For buyers 65 and older with household income under approximately $37,000, an additional senior exemption of up to $50,000 stacks on top of the standard $51,411 homestead exemption. That combination can cut a property tax bill by 30–40% compared to what a new buyer under 65 pays. If you are coming from the Northeast — particularly New Jersey, where effective rates exceed 2.2% — the Brevard tax picture is genuinely transformative. A $400,000 home in Heritage Isle costs roughly $3,300/year in property taxes. The same home in Bergen County, New Jersey would run $9,200. Over twenty years, that gap exceeds $118,000.

All 18 Communities

The Viera Corridor

Viera is a 38,000-acre master-planned community straddling I-95 in central Brevard County. Three of the county's six major 55+ communities sit within Viera, sharing access to The Avenue Viera shopping, Brevard Zoo, Health First hospitals, and a concentration of medical offices that rivals any Florida retirement corridor.

Heritage Isle

Viera Corridor

2,100+ homes — condos, duplexes, villas, single-family

Prices: $210K–$500K+ | HOA: ~$300/mo | CDD: $1,309/yr (SF)

The flagship. 21,000 sq ft clubhouse, resort pool, pickleball, tennis. Multiple villages with distinct character — from intimate condo courts to estate-lot single-family homes. Mature landscaping that newer communities cannot match. The most resales and the most data of any Brevard 55+ community.

Del Webb at Viera

Viera Corridor

1,300 homes — SF and attached, new construction

Prices: $400K–$700K+ | Median: $500K | HOA: ~$350/mo

The national brand. Newer construction, signature Del Webb floor plans, and the programmed lifestyle calendar that Del Webb buyers specifically seek. 75% of recent closes reported waterfront lots — the highest waterfront percentage of any Viera community. Premium pricing reflects both the brand and the construction vintage.

Bridgewater at Viera

Viera Corridor

870 homes — SF, Lennar, new construction

Prices: $275K–$520K+ | Median: $484K | HOA: $506/mo | CDD: $135/yr

Selling fastest in the corridor at 25-day median days on market. 408 acres with 125 acres of sparkling lakes. The CDD is dramatically lower than Heritage Isle — but the HOA is the highest in Viera at $506/month. The total recurring cost math is not what most buyers expect.

Grand Isle

Viera Corridor

336 homes — SF, gated, boutique

Prices: $250K–$500K+ | HOA: ~$300/mo

The quieter alternative within Viera. Grand lakes and preserve views. Smaller clubhouse, tighter-knit community feel. For buyers who want the Viera location without the scale of Heritage Isle or the brand premium of Del Webb.

Melbourne & Central Brevard

Indian River Colony Club

Military Origin

700+ homes — SF, country club, 16 floor plans

Prices: $250K–$500K+ | HOA: ~$280/mo | No CDD

Country club amenities, Patrick Space Force Base proximity, and a culture shaped by decades of military retirees. No CDD keeps the recurring cost structure simple.

Alamanda Key

300 homes — SF and duplexes, gated, newer

Avg price: ~$400K | HOA: ~$250/mo

Newer construction in Melbourne proper. Gated with a clean, modern feel. Lower HOA than the Viera communities. For buyers who want Melbourne's downtown and beach access without driving through the Viera sprawl.
