Barefoot Bay is deed-restricted but NOT formally 55+ age-restricted — most residents are retirees by choice, not by rule.
Brevard County Tax Advantage
Brevard County's effective property tax rate runs approximately 0.85% — significantly lower than Broward County (1.0–1.4%), Palm Beach County (~1.1%), and most South Florida markets. On a $400,000 home with homestead exemption, that translates to roughly $3,200–$3,600 per year depending on which city or unincorporated area you land in. West Melbourne and unincorporated Viera run cheapest. Palm Bay runs highest due to a higher municipal millage.
For buyers 65 and older with household income under approximately $37,000, an additional senior exemption of up to $50,000 stacks on top of the standard $51,411 homestead exemption. That combination can cut a property tax bill by 30–40% compared to what a new buyer under 65 pays. If you are coming from the Northeast — particularly New Jersey, where effective rates exceed 2.2% — the Brevard tax picture is genuinely transformative. A $400,000 home in Heritage Isle costs roughly $3,300/year in property taxes. The same home in Bergen County, New Jersey would run $9,200. Over twenty years, that gap exceeds $118,000.

The national brand. Newer construction, signature Del Webb floor plans, and the programmed lifestyle calendar that Del Webb buyers specifically seek. 75% of recent closes reported waterfront lots — the highest waterfront percentage of any Viera community. Premium pricing reflects both the brand and the construction vintage.
Bridgewater at Viera

Prices: $275K–$520K+ | Median: $484K | HOA: $506/mo | CDD: $135/yr
Selling fastest in the corridor at 25-day median days on market. 408 acres with 125 acres of sparkling lakes. The CDD is dramatically lower than Heritage Isle — but the HOA is the highest in Viera at $506/month. The total recurring cost math is not what most buyers expect.
Grand Isle
