Wind Mitigation — The Discount You Must Claim
Florida law requires insurers to offer discounts for wind mitigation features. Flood Insurance — When It Applies
Most inland Brevard communities (Heritage Isle, Del Webb, Bridgewater, IRCC) are in FEMA Flood Zone X — minimal flood risk, no mandatory flood insurance. However, lenders may require it if the property is near a retention pond, canal, or low-lying area. Barrier island properties (Canaveral Breakers, Merritt Island) are in Zones AE or VE — mandatory flood insurance if you have a mortgage. Annual flood insurance premiums range from $500 (low-risk Zone X voluntary) to $3,000+ (high-risk Zone VE).
Site-Built vs Manufactured Insurance
Manufactured homes (Barefoot Bay, Lamplighter Village, Enchanted Lakes) are insured under manufactured home policies, not standard HO-3 homeowners policies. Premiums can be lower on the structure — a $120K manufactured home insures for less than a $400K site-built home. But the coverage is different: replacement cost may be harder to obtain on older manufactured units, and wind deductibles can be higher. Additionally, manufactured homes built before HUD's 1994 wind standards face steeper premiums and may require Citizens (Florida's insurer of last resort) if private carriers decline coverage.

Brevard County's inland location provides a meaningful insurance advantage over coastal South Florida. Broward and Palm Beach county homes — closer to the coast and in higher wind-speed zones — typically insure for 20–40% more than equivalent Brevard inland properties. A $400K home in Coral Springs (Broward) may run $3,800–$5,000/year. The same value home in Heritage Isle: $2,600–$3,200. Annual savings: $600–$1,800. Over twenty years: $12,000–$36,000.
