Which Market Is Right for Which Buyer

Best for healthcare-driven buyers

Jacksonville (Mayo Clinic 20 min) and Raleigh-Durham (Duke and UNC 15–30 min) are the two markets with genuine world-class academic medical anchor institutions close to 55+ communities. For buyers managing complex conditions or planning ahead for healthcare access, these two markets stand apart from the rest.

Best for lowest total annual cost

Myrtle Beach / Grand Strand. Horry County's three-layer property tax stack produces the lowest effective rates in any market we cover at 65+ primary residency. No CDD fees. Lower HOA than Sarasota. Lower insurance than Florida Gulf Coast. For buyers optimizing purely on annual housing cost, the Grand Strand consistently wins.

Best for four-season climate with mountain access

Charlotte and Raleigh-Durham. No hurricanes, milder summers, Blue Ridge Mountains 90 minutes away. The financial trade-off is real — no state income tax benefit, no assessed value cap — but for buyers who specifically want the climate and mountain access, the Carolinas deliver something no Florida market matches.

Best for Atlantic beach proximity

Tied: Jacksonville (10 min from Del Webb Nocatee) and Myrtle Beach (5–15 min from Grand Strand communities). Both put residents within easy daily reach of the Atlantic Ocean. Myrtle Beach has 60 miles of continuous beach; Jacksonville has Ponte Vedra Beach and Atlantic Beach, which are higher-quality but shorter stretches.

Best for quiet prestige and Lowcountry character

Hilton Head. Sun City Hilton Head is the largest 55+ community in South Carolina and delivers a lifestyle character — golf-anchored, quiet, Lowcountry natural beauty — that none of the louder resort markets match.
