The Hilton Head and Bluffton corridor is one of the most competitive 55+ markets in the Southeast — and one of the most confusing. Sun City Hilton Head alone has two HOA structures (Sun City and Sun City North) with different monthly fees, a three-part initiation cost at closing that agents rarely disclose upfront, and an optional golf program that can add $1,500–$4,500 per year on top of the base HOA. None of this is in the brochure.
Latitude Margaritaville in Hardeeville is growing fast, but it is 40 minutes from the actual beach — a detail that matters enormously to buyers who picture walking to the water. The Haven is a genuine Del Webb community with only 500 homes, making it a completely different lifestyle than Sun City's 8,000+. Four Seasons at Carolina Oaks is the newest entry, still finishing its clubhouse.

Sun City's HOA gives you access to 54 holes of golf — but you pay separately to play. The optional golf plan runs $335 to $4,481 per year depending on plan and household size. Budget accordingly.
The community is in Hardeeville — not Hilton Head Island. The nearest beach is a 35–40 minute drive. Beautiful community, but buyers picturing a short walk to the sand need to know this before falling in love with a model home.
SC primary homeowners are exempt from 126.1 mills of school operating taxes. Combined with the 4% assessment ratio (vs 6% for second homes), this is worth $3,000–$5,000/year — and it requires a one-time application to the county auditor.
Social Security is 100% exempt. Military retirement is 100% exempt. Age 65+ earns a $15,000 deduction ($30K per couple) on any income. Pension income deduction available. South Carolina taxes retirees less than most states people are fleeing from.
