The Decision

High-rise condos have the lowest purchase price and the highest HOA because everything is bundled. They also carry the highest SB 4-D risk and the most limited financing options. Attached villas are the middle ground: lower SB 4-D risk (most are 1–2 stories), moderate HOAs, and broader financing options. Single-family homes have the simplest structure: you own your lot, carry your own insurance, and have minimal association risk. The monthly costs are similar across types at comparable purchase prices — the difference is where the money goes (HOA vs insurance vs individual maintenance).
