How to read this table

All estimates assume: cash purchase (no mortgage), Florida homestead exemption applied, year-two assessed value (Save Our Homes cap in effect). HOA includes only standard monthly dues — not special assessments. Insurance estimates use standard coverage for home type. Legacy condos with all-inclusive HOAs include cable, water, and building insurance in the HOA column. Actual costs vary by unit, building, and year.

The insight this table reveals

The cheapest community to buy (Greenway Village at $80K) costs $555/month to carry. The most expensive community to buy (Regency at Avenir at $850K) costs $1,525/month. The ratio of purchase prices is 10:1. The ratio of monthly costs is less than 3:1. Purchase price is a misleading indicator of living cost in PBC 55+ communities. The monthly number is what matters.

What This Table Does Not Include

Special assessments. Legacy condo communities face SB 4-D reserve requirements that may result in one-time assessments of $5,000–$30,000+. These are not reflected in the monthly totals above. A $15,000 assessment adds $125/month if amortized over 10 years.

Equity membership fees. Hunters Run equity membership historically requires an initiation fee of $50,000+. This is not included in the monthly total — it is a one-time cost at purchase.

Insurance volatility. Florida homeowners insurance has been increasing 10–20%+ annually. The estimates above may be low within 2–3 years. Build 10–15% annual increases into your budget projections.
