Golf Included, Simplified
Aberdeen wraps golf access into the community fee structure without the equity membership model that Hunters Run uses. There is no separate initiation fee of $50K+. Monthly fees cover community maintenance, clubhouse access, and golf course use. The 18-hole course winds through the community, providing course views for many homesites.
Beyond golf: Har-Tru tennis courts, a fitness center, a resort-style pool, and a clubhouse with dining and social programming. The activities calendar is active but scaled for 724 homes rather than 1,650 (Hunters Run) or 1,901 (Indian Spring).
Housing and Pricing
Aberdeen offers attached homes and condos, not single-family detached. Entry-level condos can be found under $100K, making Aberdeen one of the most affordable golf communities in the county. Mid-range attached homes run $200K–$350K. The most desirable golf-course-view units reach $400K–$500K. The breadth of pricing within one community gives buyers flexibility.
Construction Age
Built between 1985 and 1998, Aberdeen has buildings that fall under SB 4-D milestone inspection requirements. Multi-story condo buildings 30+ years old require structural integrity reserve studies. Ask about the specific building's inspection status and reserve fund before making an offer. The older sections (1985–1990) are the ones most likely to have undergone or be facing reserve-related assessments.
