The Fee Layers
Hunters Run is not a simple HOA community. The fee structure has multiple components that vary by home type:
Club membership: Hunters Run operates as a private country club with equity membership. Historically, the membership initiation fee has been substantial (in some periods exceeding $50,000, though this fluctuates with market conditions and club board decisions). Monthly club dues cover golf, tennis, dining, fitness, and social amenities. HOA/Condo association: Separate from the club dues, each neighborhood within Hunters Run has its own HOA or condo association fee covering building/exterior maintenance, landscaping, and neighborhood-specific amenities. Property tax: Standard Boynton Beach millage. Insurance: For condo units, building insurance is typically covered by the master policy (included in condo fees). For single-family homes, you carry your own policy.
The total monthly carrying cost depends heavily on which neighborhood you buy in (condo vs. villa vs. estate home), the current club dues structure, and whether you are a golf or social member. We recommend requesting a complete fee disclosure before touring.
The Golf
Three 18-hole championship courses designed by Mark McCumber: East, West, and South. The courses are well-maintained and the golf program is the community's primary draw. For serious golfers, 54 holes within your community is a genuine differentiator — most golf communities in PBC have one course. Hunters Run has three.
Beyond golf: 16 Har-Tru tennis courts (some lit for night play), a 40,000+ square foot clubhouse with multiple dining venues, a fitness center, a full-service spa, and an aquatic center with resort-style pools.
The Honest Assessment
Hunters Run is the premier golf community in Palm Beach County for buyers who want a private country club experience without leaving their neighborhood. The three-course layout is unmatched. The social and dining scene is active and well-programmed.
The tradeoffs: the fee complexity is real, the equity membership model carries financial risk (your equity value depends on future membership demand), and the buildings range from 1979 to 2003 — meaning SB 4-D applies to the older condo sections.
