Hunters Run is the premier golf community in Palm Beach County. It is also the most financially complex to understand. Club membership dues, HOA fees, golf assessments, and property tax layer on top of each other. A buyer who looks only at the purchase price — condos from $100K, estates to $1M+ — will not understand the monthly cost until closing. This guide breaks it down.

The Four Fee Layers

Layer 1: Club Membership

Hunters Run operates as a private country club. Membership is tied to homeownership. Historically, equity membership has carried an initiation fee that has fluctuated with market conditions — in strong markets, this fee has exceeded $50,000. The initiation fee is equity-based, meaning you receive a portion back when you sell (dependent on club financial health and demand at time of sale). Monthly club dues cover golf, tennis, fitness, dining, and social amenities. Golf members and social members pay different rates.

Layer 2: HOA / Condo Association

Separate from the club, each neighborhood within Hunters Run has its own HOA or condo association. Condo sections pay higher per-unit fees covering building maintenance, exterior upkeep, and building insurance. Single-family sections pay lower HOA fees covering common area maintenance only. This fee varies significantly by neighborhood.

Layer 3: Golf Course Assessments

The three 18-hole courses require ongoing capital investment: irrigation systems, cart paths, bunker renovation, clubhouse maintenance. Periodic assessments fund major capital projects. These are separate from monthly club dues and can range from modest annual assessments to larger one-time levies for major renovations.

Layer 4: Property Tax

Boynton Beach city millage (~19.8 mills) applies. On a $500K home with homestead exemption: approximately $475/month. On a $200K condo: approximately $215/month.

The comparison that matters

A $200K condo at Hunters Run costs ~$1,615/month to carry. A $450K home at Valencia Shores costs ~$1,270/month. The Hunters Run condo costs $345/month MORE despite costing $250K less to purchase. You are paying for three golf courses and a private club. If you golf five days a week, the math works. If you golf once a month, it does not.

Golf Member vs Social Member

Hunters Run offers social memberships at lower monthly dues for residents who do not golf. Social members access the fitness center, tennis, dining, and social events but not the golf courses. Monthly club dues are meaningfully lower. For couples where one golfs and the other does not, confirm whether split membership is available and how it is priced.

The Equity Membership Risk

Equity membership means your initiation fee is partially refundable when you sell. But the refund depends on the club's financial health and membership demand at the time of your departure. In a strong market with high demand, you may recover a significant portion. In a weak market, the refund may be delayed or reduced. The initiation fee is not a guaranteed investment — it is a cost with partial recovery potential.
