The Resale Pattern

GL Homes communities follow a consistent resale trajectory. Prices peak during initial sales when the new-construction premium applies. They dip slightly in years 1–5 as the community transitions from builder-controlled to HOA-controlled and the new-construction premium fades. Then prices stabilize and appreciate with the broader market from year 5 onward.

This means: the oldest Valencias (Lakes, Isles, Falls) offer the lowest entry prices because the homes are 15–20+ years old. The newest (Sound, Del Mar) command the highest prices because of the new-construction premium and newer designs. The middle tier (Shores, Reserve, Bay, Cove) represents the sweet spot for many buyers: modern enough floor plans, established enough for proven resale value.

Which Valencia Is Right for You?

Lowest budget: Valencia Lakes ($300K–$500K). The original, the most affordable, the most established. Older home designs but deepest community character.

Best value: Valencia Shores ($300K–$600K). Two clubhouses, 1,143 homes, proven resale market. The benchmark Valencia for a reason.

Newest amenities: Valencia Sound ($500K–$800K+). 39,000 sq ft clubhouse, 20+ sport courts. The most ambitious amenity package GL Homes has ever built.

Brand new construction: Valencia Del Mar ($600K–$900K+). Full-service restaurant, luxury spa. Still being built — construction activity ongoing.

Delray Beach address: Valencia Falls or Valencia Palms. The only two Valencias in Delray Beach. Slightly higher city millage but proximity to Atlantic Avenue.
