Where It Sits in the Valencia Lineup
GL Homes has built ten Valencia communities in Palm Beach County, producing more than 7,000 homes over two decades. They share a brand and a formula: gated entry, resort-style clubhouse, single-family homes, HOAs in the $200–$350/month range, and a full-time activities director. But they differ meaningfully in build year, home design, clubhouse scale, and resale pricing. Valencia Palms positioned itself as the luxury-without-golf option in the GL Homes lineup. The clubhouse at 31,000 square feet was a significant step up from earlier Valencias. The Delray Beach location puts residents between I-95 and the Turnpike with downtown Delray Beach about 10 minutes east. Like Valencia Falls, it carries Delray Beach city millage rather than Boynton Beach rates.
Clubhouse and Amenities
Valencia Palms features a 31,000-square-foot clubhouse providing all the conveniences of active lifestyle living, with scenic lakes throughout. The amenity package follows the GL Homes standard: resort-style pool, fitness center, tennis and pickleball courts, card and game rooms, arts studios, a ballroom or event space, and a full-time lifestyle director. The newer Valencias (Sound, Del Mar) have larger clubhouses with more specialized amenities like full-service restaurants and spa facilities. The older Valencias (Lakes, Isles) have smaller but fully functional clubhouses.
The GL Homes Resale Pattern
GL Homes communities follow a consistent resale pattern: prices peak during initial sales (new construction premium), dip slightly in the first 3–5 years as the new-construction premium fades, then stabilize and appreciate with the broader market. Older Valencias like Valencia Lakes and Valencia Isles offer the best entry prices but older home designs. Newer Valencias like Valencia Sound and Valencia Del Mar offer modern floor plans at higher prices. Valencia Shores and Valencia Reserve sit in the middle — established enough for resale value history, new enough for contemporary design.
