The GL Homes Model

GL Homes pioneered the Palm Beach County 55+ formula: gated community, single-family homes with Mediterranean or transitional architecture, a resort-scale clubhouse, HOA in the $250–$350/month range covering common area maintenance and amenity access, and a full-time activities director. The model works. GL Homes has replicated it ten times in the county, producing more than 7,000 homes.

Valencia Shores is the version that proved the model at scale. With 1,143 homes, it is large enough to support two dedicated clubhouses but small enough that residents know their neighbors. The Athletic Club handles fitness, tennis, basketball, and the primary pool. The Social Club handles the ballroom, arts studios, card rooms, and social programming.

Cost Structure

The HOA at Valencia Shores runs approximately $280–$350/month. This covers: gated entry and security patrols, common area and landscape maintenance, clubhouse and pool maintenance, activities programming, and reserves. It does not cover building insurance (you carry your own homeowners policy), utilities, or golf (there is no golf course at Valencia Shores).

Property tax on a $450K home with homestead exemption runs approximately $480–$520/month (Lake Worth city millage applies). Homeowners insurance for a single-family home in this part of PBC runs approximately $200–$350/month depending on coverage level and roof age.

Where It Sits in the Valencia Lineup

Valencia Shores occupies the sweet spot in the GL Homes portfolio: newer than Valencia Lakes and Valencia Isles (which offer lower resale prices but older construction), more affordable than Valencia Sound and Valencia Del Mar (which offer the newest amenities but at $500K–$800K+).
