Boynton Beach, FL — Palm Beach County

Valencia Lakes:
The original Valencia — and still the best entry price.

Valencia Lakes was where it all started. GL Homes' first 55+ community in Palm Beach County, built between 2002 and 2006. It established the formula that nine subsequent Valencias would follow: gated entry, resort clubhouse, single-family homes, full-time activities director. Today, Valencia Lakes offers the lowest resale prices in the series — $300K–$500K — because the homes are 20+ years old. But the community character is the deepest: mature trees, established social groups, and a proven HOA with two decades of financial history.

Where It Sits in the Valencia Lineup

GL Homes has built ten Valencia communities in Palm Beach County, producing more than 7,000 homes over two decades. They share a brand and a formula: gated entry, resort-style clubhouse, single-family homes, HOAs in the $200–$350/month range, and a full-time activities director. But they differ meaningfully in build year, home design, clubhouse scale, and resale pricing. Valencia Lakes is the value play in the GL Homes portfolio. The homes are older, the floor plans less contemporary than Sound or Del Mar. But the entry price is $200K–$400K lower, and the community has a settled, lived-in character that newer Valencias have not yet developed. For budget-conscious buyers who want the GL Homes experience, Lakes is the starting point.

Clubhouse and Amenities

Valencia Lakes features a country club atmosphere with resort amenities, established landscaping, and the most competitive resale prices in the Valencia series. The amenity package follows the GL Homes standard: resort-style pool, fitness center, tennis and pickleball courts, card and game rooms, arts studios, a ballroom or event space, and a full-time lifestyle director. The newer Valencias (Sound, Del Mar) have larger clubhouses with more specialized amenities like full-service restaurants and spa facilities. The older Valencias (Lakes, Isles) have smaller but fully functional clubhouses.

The GL Homes Resale Pattern

GL Homes communities follow a consistent resale pattern: prices peak during initial sales (new construction premium), dip slightly in the first 3–5 years as the new-construction premium fades, then stabilize and appreciate with the broader market. Older Valencias like Valencia Lakes and Valencia Isles offer the best entry prices but older home designs. Newer Valencias like Valencia Sound and Valencia Del Mar offer modern floor plans at higher prices. Valencia Shores and Valencia Reserve sit in the middle — established enough for resale value history, new enough for contemporary design.

The comparison question
