Avenir is a 4,783-acre master-planned community in western Palm Beach Gardens. It is being developed by Avenir Holdings and includes residential neighborhoods across multiple builders and price points, plus planned commercial and retail space. Regency at Avenir is the 55+ age-restricted section — one neighborhood within the larger plan.
This matters for two reasons. First, the master plan is still being built out. The retail and commercial components are not fully delivered. Buyers should expect construction activity in the surrounding area for several more years. Second, the Avenir community may eventually include its own town center, medical facilities, and retail — but timelines for these are developer-controlled and not guaranteed.
The Tax Advantage
Regency at Avenir sits in unincorporated Palm Beach County, which means it avoids city millage. On a $900K home with homestead exemption, this saves approximately $1,200–$1,800/year compared to an equivalent home in incorporated Boca Raton or Delray Beach. Over 20 years, the unincorporated location saves $24,000–$36,000 in property taxes — a genuine financial advantage.
Amenities and Lifestyle
The Regency clubhouse includes: a resort-style pool, state-of-the-art fitness center, yoga and aerobics studios, a ballroom, outdoor amphitheater, arts and crafts studios, card and game rooms, an outdoor firepit and event lawn, pickleball courts, bocce, and walking trails. A full-time lifestyle director organizes community events. The amenity package is competitive with any 55+ community in the county.
Toll Brothers' 10 single-story floor plans range from approximately 1,800 to 2,800 square feet, all with two-car garages, open-concept layouts, and owner suites with walk-in closets and spa-style bathrooms. Buyer customization is available on new construction — structural options, finish packages, and lot premiums can add $50K–$200K+ to the base price.
The Honest Assessment
Regency at Avenir is the premium option in Palm Beach County. The homes are objectively well-built, the amenities are top-tier, and the unincorporated tax rate is a real financial advantage. The tradeoffs: western PBG is 30+ minutes from the coast, the surrounding Avenir master plan is still developing, and the entry price above $800K limits the buyer pool for future resale. If you are buying a forever home and the budget works, this is a strong choice. If you are buying with a five-year horizon and resale in mind, the high entry point and still-developing surroundings are worth considering carefully.
