The golf value nobody calculates

SaddleBrooke charges ~$4,100/year for golf on top of HOA. Sun City OV’s Views Club: ~$4,100/year. Quail Creek: ~$3,500/year. At Sunflower, golf is included in the $175/mo HOA. What the HOA covers (and why it’s the best deal in Tucson)

The Sunflower HOA bundles more amenities into one fee than any other Tucson 55+ community. Included: unlimited play on the quarry golf course, two heated pools, spa/hot tub, state-of-the-art fitness center, Pro-Bounce tennis courts, bocce courts, arts and crafts studios, billiard room, computer lab, library, putting green, Lifestyle Director programming, and curbside trash pickup.

What it does NOT cover: individual lot landscaping (front and back yard are homeowner responsibility), exterior painting, roof maintenance, and any home repairs. These are standard exclusions for a single-family HOA — the Canoa Ranch Villas and Las Campanas Village all-inclusive models are the exception, not the rule.

The 25-year construction factor
