CrossRidge: What Nobody Tells You
CrossRidge is one of Richmond's most established 55+ communities. It's also one of the most misunderstood. Here are seven things buyers discover after moving in — that they wish they'd known before signing.
CrossRidge markets itself well, and it deserves much of the praise it receives. A 746-home gated community with exterior maintenance included, walkable to Publix, and a fully built social fabric is genuinely valuable. But no community is perfect, and CrossRidge has a set of structural and operational nuances that catch buyers off guard. This page covers them directly.
1You're Buying Into Two HOAs, Not One
CrossRidge has a two-tier HOA structure: a master HOA that covers the community-wide amenities, security, and exterior maintenance, and one or more sub-association HOAs depending on which of the six neighborhoods your home sits in. The sub-association may have its own fee, its own rules, and its own reserve fund — separate from the master association.
Before closing, get financial statements and reserve studies for both the master HOA and your specific sub-association. A healthy master reserve doesn't protect you from a special assessment issued by an underfunded sub-association. Most buyers ask about "the HOA fee" and get the combined number. They should ask for each tier's fee and financial health separately.
2Exterior Maintenance Is Real — But Read the Covenant Carefully
The CrossRidge promise — that the HOA covers your roof, siding, gutters, and exterior painting — is one of the most compelling selling points in the Richmond 55+ market. It's largely accurate. But the covenant language matters. There are typically exclusions, timelines for reporting damage, and requirements around how exterior maintenance requests are initiated and approved.
For example: if you notice a failing gutter and wait a year before reporting it, and water damage results, your claim may be disputed. The exterior maintenance benefit is real, but it comes with a responsibility to report issues promptly and follow the HOA's process for approvals. Read the covenant before closing, not after.
3Tree Responsibility Is More Complicated Than the Marketing Suggests
CrossRidge sits on a 400-acre former estate with mature trees — which is beautiful in the marketing photos and complicated in the fine print. Tree ownership, maintenance responsibility, and liability for fallen trees vary depending on whether the tree is within your lot boundary, on common area land, or in an ambiguous easement zone.
The community's exterior maintenance promise covers building components. It typically does not mean the HOA maintains every tree on your property or indemnifies you for fallen trees from common areas. Before closing, ask the HOA management company directly: who is responsible for tree removal, trimming, and storm damage cleanup on a lot-adjacent property? Get the answer in writing.
4"24-Hour Security" Describes a Staffed Gate — Not a Patrol
CrossRidge's gated entry with 24-hour staffing is real and is genuinely rare among Richmond 55+ communities. But "gated community with security" sometimes creates expectations of roving patrols, rapid response, or camera monitoring that the gatehouse model doesn't provide. A staffed gate manages entry. It is not a private police department.
If you're evaluating CrossRidge specifically because of security concerns, ask the HOA directly: what security coverage exists beyond the gatehouse? Are there cameras? What is the response protocol for incidents inside the community? This is a worthwhile conversation before assuming the gate equals comprehensive security coverage.
5The Six Neighborhoods Mean the Community Feels Less Uniform Than It Looks
CrossRidge's 746 homes span six distinct neighborhoods developed at different times, by different builders (within the master community), with different floor plan styles. The sense of community coherence varies by neighborhood — some areas have more active social cohesion than others. Some neighborhoods share amenities more naturally with the main Pavilion clubhouse; others feel more like separate enclaves.
Ask your agent which neighborhoods have the most active social community, and which sit closer to the clubhouse and Pavilion. If walkability to the main amenities matters to you, home location within CrossRidge matters, not just membership in CrossRidge generally.
6Resale Means Inheriting Someone Else's Choices
CrossRidge is a resale community — you are not buying from a builder. You're buying from a homeowner who made specific finish choices at purchase and has lived in the home for some number of years. Floor plan quality, kitchen and bath updates, HVAC age, and condition vary enormously from home to home. Unlike buying new at Mosaic at West Creek or Traditions of America, there is no standard warranty, no builder backlog, and no model home as a quality reference.
A thorough home inspection is essential at CrossRidge — perhaps more than at any other community in this market. Know the HVAC age, roof condition (even though the HOA handles replacement, timing matters), and whether the kitchen and baths reflect the period's standards or have been updated. Price accordingly.
7Henrico County's Tax Rate Is the Highest Among Glen Allen-Area Communities — By a Meaningful Margin
CrossRidge buyers pay Henrico County property taxes at $0.87 per $100 assessed value. Buyers at Mosaic at West Creek — just 15 minutes west in Goochland County — pay $0.53 per $100. On a $500,000 home, that's $1,700/year more in property taxes. Over 10 years, before any assessment increases, it's $17,000.
This isn't a reason not to buy CrossRidge — the community's value is real and the exterior maintenance benefit offsets some of the cost gap. But buyers who are comparing CrossRidge to Mosaic and focusing primarily on HOA fee differences may be looking at the wrong number. The county tax gap is larger than the HOA difference when CrossRidge's exterior maintenance coverage is factored in.
