Pulte builds quality homes and delivers on the Del Webb brand promise. The community earns its strong reputation.
But there are five things that surprise Bexley buyers who rely only on listing data and marketing materials. Here they are, stated directly.
Del Webb Bexley sold out of new construction. There are no Pulte contracts available, no lot selections, no builder upgrades, no new home warranty from the builder. Every available home is a resale from a previous owner.
This changes the experience entirely. You are not selecting finishes from a design center — you are buying someone else's choices. You are not on a builder's timeline — you are negotiating with a seller who has their own motivations and timeline. You do not have a Pulte structural warranty — you have whatever coverage the previous owner's homeowner's policy might cover.
None of this makes Bexley a bad buy. It just means you're buying in a resale market with resale dynamics, and buyers who expect a new-construction experience will be surprised.
Bexley has Community Development District (CDD) assessments in some sections. The CDD appears on the Pasco County tax bill — not in the HOA statement — which means buyers who only look at the HOA fee miss it entirely.
