Del Webb Fulshear and Del Webb Sweetgrass are the same builder, the same brand, the same Fort Bend County — so the choice between them mostly comes down to which lot is available.

They differ meaningfully. Sweetgrass carries the Fort Bend LID No. 6 permanent flood levy; Fulshear does not. Sweetgrass is more established (opened 2011 vs. 2022) with a deeper resale market, while Fulshear has a newer, larger amenity center and six pickleball courts — the highest count of any Houston-area 55+ community. Sweetgrass sits closer to Houston via US-59; Fulshear is slightly farther west but in a faster-appreciating location. $275,990 is the entry point for the Scenic Series, the smallest product line offered. The Distinctive Series sits mid-range, and the Echelon Series — the premium, larger-footprint line, often on view or premium lots — runs $500,000-plus. Anyone touring model homes with upgraded finishes and premium lots should expect the real number to land well above the headline starting price advertised online.

The Amenity Center Is the Real Selling Point

None of the above should overshadow what Del Webb Fulshear does well: a 16,000-plus-square-foot amenity center with an indoor lap pool, a resort-style outdoor pool, six pickleball courts, bocce ball, an 18-hole putting course with golf darts, three miles of walking paths, and a full-time Lifestyle Director. That’s a stronger package than Del Webb Sweetgrass in Richmond, and the indoor lap pool and putting course are genuine differentiators in the Fort Bend corridor.
