Homestead Exemption — File Immediately

The Texas homestead exemption reduces the taxable value of your primary residence for county and school district purposes. File with the Fort Bend Central Appraisal District (fbcad.org) within two years of acquiring the property. The exemption reduces the school district taxable value by $100,000 — at a $1.28 Katy ISD rate, that saves $1,280 per year. Harris County also offers a 20% exemption on the county portion; Fort Bend County's specific percentage — verify at fbcad.org.

The 65+ School Tax Freeze in Fort Bend County

File the over-65 exemption with Fort Bend CAD to freeze your school district tax permanently. The freeze applies to whichever ISD serves your address — Lamar CISD (Sweetgrass, Fulshear, Sugar Land), Katy ISD (Heritage Grand), Fort Bend ISD (Missouri City corridor), or others. Once frozen, the school portion cannot increase regardless of future rate changes or appraisal growth.

How to Look Up Any Fort Bend County Address

Go to fbcad.org and search by address. The property detail page shows every taxing entity and its current rate. Add them all up — including any MUD, LID, or other special district — for the complete combined rate. This is the only reliable way to know what you will actually pay. Do this before making any offer in Fort Bend County.

The Trap Most Fort Bend Buyers Fall Into

A listing in Fort Bend County will often show the property's current tax bill — paid by the current owner. But if the current owner is 65-plus and has the school tax freeze, the tax bill you see is artificially low. Your bill — without the freeze, or before you establish it — will be higher. Ask explicitly whether the current tax bill reflects an over-65 exemption before using it to project your own costs.
