The Tavern & Grill at Nocatee is a genuine differentiator — it is the only onsite restaurant in any First Coast 55+ community. Del Webb Ponte Vedra has a deeper resale market with more pricing history and slightly lower HOA. Choose Nocatee if you specifically want onsite dining and newest construction. Choose Ponte Vedra if you want more resale negotiating leverage at a marginally lower HOA.
