The 800-acre campus contains 25 named villages that differ meaningfully in home type (detached SFH vs attached carriage home vs condo), proximity to the golf course, village HOA fee, price range, and community character. Two buyers who both say “I'm looking at Hershey's Mill” may be looking at homes $300,000 apart in price within the same gated community.

The One Rule Before Looking at Any Village

Ask your agent: What is the master HOA fee AND what is this specific village's fee? The master fee covers gates, security, golf grounds, pools, tennis, and community center. The village fee covers exterior maintenance of individual homes in that village. Some village fees are modest; some match or exceed the master fee. Always get both numbers. The combined monthly cost is what you actually pay.

How to Choose: Your Priority Framework

If you want detached SFH (no shared walls):

  • Covered Bridge, Ironwood, Mill Race, Oak Hill
  • Orchard Hill, Plum Tree, Sproul Woods
  • Stable Gate, Waterford, Whitford Hills
  • Higher price range, larger footprints

If you want lower price / attached homes:

Most buyers narrow to 3–5 villages based on home type preference and budget, then tour homes within those villages before committing.
