Where Martin County Sits on the Map

Stuart, the Martin County seat, sits where the St. Lucie River meets the Indian River Lagoon, connected to the region by US-1 and Florida's Turnpike, with I-95 running a few miles inland. Hobe Sound, home to Jonathan Dickinson State Park, sits south of Stuart and is the corridor's southern anchor — noticeably closer to the Palm Beach County line than Port St. Lucie or Vero Beach are. Palm City and Tequesta round out the corridor's other communities. This is the southernmost of the three Treasure Coast zones in this guide, putting it within easier reach of Palm Beach Gardens and Jupiter than either Vero Beach or Port St. Lucie.

The Number That Sets This Corridor Apart

~12–13 mills
Martin County millage — lowest on the Treasure Coast

An effective rate near 0.88% translates to roughly $3,520/year in property tax on a $400,000 home and roughly $5,280/year on a $600,000 home — before the Florida Homestead Exemption is even applied. Compare that to St. Lucie County's roughly $5,200 and $7,860 on the same two home values. Confirm the current millage with the Martin County Property Appraiser, since rates are set annually.

This is a corridor of extremes rather than a middle tier: Copperleaf's $1M+ luxury single-family sits alongside six condo communities priced under $300K, with very little in between. If you want a mid-range single-family new-construction option in the $400K–$600K band, Martin County's inventory is thinner than Port St. Lucie's — that's part of the trade for the lower tax bill.

What You Give Up for the Lower Tax Bill

Best For

Tax-conscious buyers who want river or Intracoastal proximity, are comfortable with an established condo community over a resort-style new build, and value being closer to Palm Beach County's amenities and airport than Port St. Lucie or Vero Beach allow. Also a strong fit for luxury buyers specifically drawn to Copperleaf's price point and privacy.
