Prescott Lakes: What It Actually Costs Per Month

HOA fees at Prescott Lakes aren’t one number — they’re two. Add golf membership (if you want to play), Yavapai County property taxes, and insurance, and the monthly total looks very different from the listing sheet.

The Two-Layer HOA Problem

When buyers search Prescott Lakes on 55places or Zillow, they see a single HOA number. That number almost never reflects what residents actually pay. Prescott Lakes has a master HOA covering the athletic club, common areas, and community infrastructure — and a sub-HOA for each of the 17 individual neighborhoods covering that neighborhood’s specific maintenance.

Master HOA: Covers The Club at Prescott Lakes (12,000 sq ft athletic facility, pools, courts, activities director), community-wide roads and landscaping, gate maintenance where applicable, and the FireWise program. Rate varies by neighborhood size and home type.

Sub-HOA (your neighborhood): Each of the 17 neighborhoods has its own assessment for neighborhood-specific maintenance — streetlights, local common areas, private road maintenance where applicable. Gated neighborhoods within Prescott Lakes have higher sub-HOA fees than non-gated sections.

The only accurate HOA figure is the sum of both — master plus sub-HOA for the specific neighborhood you’re buying in. When a listing says “HOA: $X/month,” ask whether that includes both fees. It often doesn’t.

Golf Membership: What It Actually Costs

The Prescott Lakes Golf & Country Club runs multiple membership tiers. Initiation fees and monthly dues change periodically — no published figure stays accurate. The approximate range that has appeared in market research: initiation fees of $5,000–$20,000+ depending on tier, with monthly dues running $300–$600 for full golf membership. Get the current schedule directly from the club before building your budget.

Non-golfers pay nothing for the athletic club access — that’s covered by HOA. The golf club is a separate choice. But understand that the social calendar and community identity at Prescott Lakes revolve heavily around the course.

Using the Tier 2 mid-range scenario ($600K purchase, with golf membership at $400/mo average) over 10 years, assuming 3% annual HOA and insurance increases:

The HOA creep is the hidden variable. At 3% annual growth, HOA fees in Year 10 are 34% higher than Year 1. Over a 10-year period, the total HOA cost (both layers) exceeds $35,000. Buyers who budget based on current HOA rates and don’t account for increases end up surprised in year 3 and 4. Insurance note: Yavapai County’s insurance market has tightened. Some carriers have reduced or eliminated coverage for certain Prescott neighborhoods. The Cash Buyer Picture

Remove the mortgage from any scenario and the monthly cost drops dramatically. At the Tier 2 level ($600K, no mortgage, no golf): property tax $290 + HOA $260 + insurance $145 = approximately $695/month in fixed housing costs. That’s the actual carrying cost picture for cash buyers — less than $8,400 per year before utilities and golf. Highly livable at virtually any income level that supports a $600K purchase.
