How to Read This Table

Methodology: Monthly cost shown is HOA + property tax (Yavapai County at 0.58%) for a representative home in each community, without mortgage or utilities. Land-lease communities show lot rent in the HOA column — this is money paid permanently to a corporation that does not build equity. All-in monthly cost = (HOA or lot rent) + (annual property tax ÷ 12). Ranges reflect home price variation within communities. Mortgage is excluded to allow fair comparison across buyers with different financing situations.

Land-lease communities (Pine Lakes, Orchard Ranch, Desert Pines Resort) require a different analysis. The monthly cost shown covers current lot rent and taxes on the home itself. It does not reflect the long-term financial impact of never owning the land, the risk of annual lot rent increases, or the reduced resale pool inherited by future buyers. The single most important insight from this table: Prescott Canyon Estates at ~$182–$225/month (no mortgage) and Villages at Lynx Creek at ~$292–$340/month (no mortgage, including water and sewer) are dramatically more affordable in ongoing housing costs than any land-lease alternative — while providing owned real property. A permanent resident with a paid-off home at Canyon Estates spends less than $2,700/year on all housing costs beyond utilities.
