The airport proximity is useful for buyers who travel frequently by private aircraft or prefer commercial connections through Prescott’s American Airlines service to Phoenix before catching connecting flights. Phoenix Sky Harbor is approximately 100 miles south.

National Forest adjacency — verify insurance before making an offer. Deep Wells Ranch sits near Prescott National Forest. Yavapai County’s homeowner’s insurance availability has tightened significantly in recent years for forest-adjacent addresses. Before going under contract at Saddlewood, contact at least three insurers and confirm coverage is available and affordable. This step is not optional.
