The community’s official address is 12200 E State Route 69, Dewey, AZ — about 10 miles east of downtown Prescott on Highway 69, between Prescott Valley commercial areas and the I-17 corridor. The community has been developing since 1989 in multiple phases, creating a mix of established landscaping in older sections and newer construction in more recent phases.

The snowbird/full-time split is real here. The RV lots with full hookups attract seasonal residents, which means some of your neighbors are part-time. During October through May the community is at full capacity; summer months are quieter. Whether that’s appealing depends on your preference for year-round community density.

Golf adjacency without golf fees: The community sits directly adjacent to Quailwood Greens, a regulation 18-hole public golf course with a restaurant and pro shop. Across Highway 69, the Prescott Country Club is similarly close. Two courses within walking or golf-cart range, public access, no membership fee required. For golf-playing retirees, this is a significant financial advantage over communities requiring private membership to play.

What the Dewey Location Means

Dewey is 10 miles east of downtown Prescott and 5–7 miles west of Prescott Valley’s commercial core on Highway 69. You have decent access to both without the commute of either. Bob Stump VA Medical Center is approximately 20 minutes west in Prescott proper. Yavapai Regional Medical Center East in Prescott Valley is about 10–12 minutes east. Phoenix Sky Harbor is roughly 90 minutes south via I-17.

The Courthouse Square downtown Prescott experience — walkable historic district, Saturday farmers market, Whiskey Row — requires a 20-minute drive. For buyers who chose Prescott partly for that downtown character, the Dewey location adds a commute. For buyers who prioritize the financial structure and the golf adjacency, the distance is a reasonable trade.
