Pine Lakes is owned and operated by Hometown America, one of the largest manufactured home community operators in the country. You purchase the home. Hometown America owns the land under it permanently. You pay monthly lot rent — $740 to $1,600 depending on the site — indefinitely, with annual increases at the operator’s discretion. This is not an HOA. You are a tenant on the land.

What Pine Lakes Gets Genuinely Right

This is not a one-sided critique. Pine Lakes has a real setting and real amenities that deserve honest acknowledgment before the financial warning takes over.

Pine Lakes borders Prescott National Forest directly. Not “near” the forest — the property line is the forest boundary. Trail access to the National Forest begins at the edge of the community. Ponderosa pine and juniper shade the streets. Two lakes stocked for fishing are within the community itself. The gate, the pines, and the elevation at 5,400 feet create a mountain retreat atmosphere that photos can capture but that manufactured home parks in Phoenix or Tucson simply cannot replicate.

The community has been established since 1976. It’s gated and age-restricted 55+. The amenity set is developed: clubhouse, pool, spa, fitness center, tennis, pickleball. The location — 3 to 5 miles from downtown Prescott with immediate forest access — is genuinely exceptional. If location and natural setting are your primary criteria and you understand the financial structure fully, Pine Lakes offers something no other manufactured home community in this market provides.

The Financial Reality

The home prices at Pine Lakes ($99,000–$265,000) look dramatically attractive compared to own-the-land alternatives like Villages at Lynx Creek ($280,000–$380,000). That price gap disappears, then reverses, when you account for ongoing lot rent.
