Get the actual number in writing. “Starting from” is not an answer.
What is the annual rent increase policy? Is there a cap?
A community without a stated increase cap can raise rent without limit. Some AZ communities have statutory protections; verify.
Are current rates introductory, and when does regular pricing begin?
The difference between introductory and stabilized lot rent can be $100–$200/month.
Operator Research
Who is the owner/operator, and what other communities do they operate?
Search those communities for resident reviews. Rate histories at prior properties are the best predictor of future policy here.
Is the community operator-owned or managed as a fund/REIT asset?
Investment-fund-owned communities have different incentive structures than owner-operators. Both can be fine; know which you’re dealing with.
Resale and Exit
Does the operator charge a transaction or transfer fee when you sell your home?
Some operators charge 5–12% of the home sale price as a condition of approving a new resident. This is a real cost that significantly reduces net proceeds.
Does the operator have a right of first refusal to purchase your home?
This can limit your buyer pool and suppress resale prices.
What happens to your home if the community closes or is redeveloped?
Arizona has statutes governing manufactured home community closure notice requirements. Know them.
