Talk to a Specialist →Quail Creek operates as a Property Owners Association (POA), not a traditional HOA. The POA owns the golf course directly — meaning your board has control over golf operations, fees, and course maintenance. At SaddleBrooke, the golf courses are owned by the developer or assignees, not the HOA. This is a meaningful governance difference: at Quail Creek, homeowners have a direct voice in golf operations through their elected board.
Annual POA dues run approximately $3,100/year (~$258/month) for single-family homes. Villa owners pay a higher assessment that includes lawn care and exterior maintenance — similar to the lock-and-leave models at Las Campanas Village and Canoa Ranch Villas.
Capital Improvement Fee: approximately $3,008, collected from the buyer at purchase. This is comparable to SaddleBrooke’s $2,980–$3,500 capital fee. Not refundable.
| Cost | $450K (Villa) | $550K (Tradition) | $700K (Estate) |
|---|---|---|---|
| POA Dues | $290* | $258 | $258 |
| Property Taxes (0.83%) | $311 | $380 | $484 |
| Insurance | $120 | $138 | $158 |
| Total (no golf) | $721 | $776 | $900 |
| Golf (annual, est.) | +$290 | +$290 | +$290 |
| Total with golf | $1,011 | $1,066 | $1,190 |
*Villa POA is higher because it includes exterior maintenance and lawn care.
Quail Creek opened the brand-new 36,000 sq ft Canyon Club in April 2025 — a resort-style hub with stone fireplace great room, fitness center, resort pool, game room, and Bistro café. This is in addition to the existing Madera Clubhouse (ballroom, library, billiards, lounge), Anza Athletic Club (fitness, courts), 32-court Pickleball Complex, and Creative Arts & Technology Center.
The Canyon Club significantly upgrades Quail Creek’s amenity profile. But new facilities cost money. Expect POA assessments to reflect the ongoing operational costs of maintaining 36,000+ square feet of new space. When touring, ask the sales team about projected POA increases related to the Canyon Club. Robson’s published figures may not yet fully reflect the operational reality of the new facility.
Quail Creek currently has ~5,480 residents but is planned for up to 4,000 total homes — meaning significant growth is still ahead. More homes means more POA revenue to spread facility costs across, which could moderate per-household assessments. But it also means years of continued construction activity. If you’re buying now, you’re buying into an actively growing community that won’t reach maturity for years.

The 27-hole Ken Kavanaugh-designed course is owned by the POA, not a separate entity. Golf fees are set by the board and are NOT included in your base POA dues. Annual golf memberships, daily play, cart rentals, and driving range tokens are all separate costs. Multiple membership tiers exist including afternoon-only and seasonal options. Resident guests get guaranteed resident rates.
Key advantage over SaddleBrooke: because the POA owns the course, your elected board controls pricing and maintenance standards. At SaddleBrooke, the developer/assignee owns the courses and can change fees without homeowner board approval.
