Subletting policies, lock-and-leave maintenance, and seasonal HOA obligations vary. This guide covers what snowbirds need to know.

Which Communities Work for Snowbirds

Best for snowbirds: Condo communities with all-inclusive HOAs (Century Village, Kings Point, Golden Lakes Village). Your HOA covers exterior maintenance, cable, water, and security while you are away. Lock the door and fly home. The all-inclusive model was designed for seasonal use.

Also good: Attached villa communities (Whisper Walk, Floral Lakes, Palm Isles). The HOA covers exterior maintenance and landscaping. Less lock-and-leave than all-inclusive condos (you still pay utilities separately) but still low-maintenance.

More work: Single-family communities (Valencia, Cresswind, Cascade Lakes). You are responsible for lawn care, pool maintenance (if applicable), and home systems while away. Most SF homeowners hire a property management service ($100–$200/month) or have a neighbor check on the home.

Subletting Policies

If you want to rent your unit during the months you are not there, check the community subletting policy before buying. Legacy condos vary widely: some sections of Kings Point and Century Village prohibit subletting entirely. Others allow seasonal rentals with board approval. Co-op sections at Kings Point generally prohibit subletting. Newer SF communities may allow short-term or seasonal rentals but often with restrictions on frequency and minimum lease terms.

HOA While You Are Away

Your HOA dues are due 12 months per year regardless of occupancy. There is no seasonal discount. For all-inclusive communities ($450–$750/month), this is a significant annual cost even during the months you are not there. Budget for 12 months of HOA in your annual snowbird cost calculation.

Insurance for Seasonal Homes

Florida homeowners insurance may have vacancy clauses that affect coverage if the home is unoccupied for extended periods. Confirm with your insurer: does your policy cover the home during the 4–6 months you are away? Some policies require periodic inspections or a house-sitter for coverage to remain in effect. Water damage from undetected leaks is the #1 risk for vacant Florida homes.
