The First Thing to Understand: Golf Is Not Included in the HOA

Sun City Hilton Head's HOA covers access to every amenity at all three campuses — fitness centers, pools, sports courts, clubs — but it does not include golf. The three courses are public golf courses owned by the Sun City community, meaning outside players can book tee times alongside residents. Residents receive preferred access and pricing through optional plan purchases. If you do not purchase a golf plan, you pay per round at non-resident rates (resident walk-on rates are lower but still per round).

This distinction is not prominently featured in community marketing. Many buyers arrive at Sun City expecting golf to be part of what their $224–$295/month covers. It is not. Budget separately.

The Total Housing Cost for a Golf Household

For a serious golf couple in Sun City North on a $575,000 home: HOA $3,540 + premium golf $4,481 + property tax ~$1,400 + insurance ~$3,200 = $12,621/year in annual housing costs before the mortgage. That is $1,052/month. This is not excessive for the amenity package delivered, but it is dramatically different from the impression created by marketing that leads with "HOA starts at $224/month."
