1. The airport drive is worse than you think on a weekday

Belmont to Charlotte Douglas Airport is 30–40 minutes — and that's in good traffic. Charlotte's western corridor (Hwy 16, I-485) has real peak-hour congestion. Early morning flights mean 4:30–5am departures from Belmont to make a 7am flight with any comfort margin. Frequent flyers should drive the route at 6am on a Tuesday before committing. The Saturday tour drive doesn't reflect daily reality.

2. You're paying NC taxes, not SC taxes — and that's a $24,000 difference over 10 years

Belmont is in NC. Sun City Carolina Lakes — a comparable Del Webb community 25 minutes away — is in SC with the 65+ homestead exemption. On a $400,000 home, the 10-year property tax difference is approximately $24,000–$25,000. Buyers who choose Carolina Riverside are choosing new construction and the Catawba River setting — and they're paying meaningfully more in property taxes to do it. That's a legitimate trade if the new construction and setting genuinely matter. Just make it consciously.

3. Design center costs will exceed your expectations

Del Webb design center upgrades are a significant part of the true purchase price at Carolina Riverside. Most buyers spend $35,000–$75,000 above base price at the design center on flooring, cabinetry, countertop tier selections, structural options, and exterior choices. The "starting from the $350s" price does not reflect what most buyers actually pay. Budget for this before you sign.

4. Construction will be nearby for years

Carolina Riverside will be actively building through 2026 and into 2027 at minimum. Depending on your homesite, construction noise, dust, and construction traffic may be part of your daily experience for 1–3 years. Ask specifically about the build schedule in sections adjacent to your prospective lot.

5. The river setting is real — and it genuinely makes daily life better

This is the honest positive that visitors sometimes underestimate. The Catawba River trails are not a marketing claim — they're a genuine daily quality-of-life feature. Morning walks along the river, wildlife sightings, and natural scenery that doesn't exist at any other Charlotte 55+ community. For buyers who value this, it's worth more than the brochure photos suggest.

6. The social culture is still forming — and early buyers shape it

Carolina Riverside opened recently and is still building its social culture. The clubs, the league structures, the neighbor relationships — all of these are in formation. Early buyers describe a frontier feeling that can be exciting or isolating depending on personality. If you want to help shape a community from the ground up, this is the window. The Del Webb brand quality is real. The Catawba River setting is real and unique. Belmont has genuine historic character. Gaston County taxes are lower than Mecklenburg County. New construction means you choose your finishes and get modern energy efficiency. The amenity center, when fully delivered, will be strong. The points above are preparation, not indictment.
