Like Del Webb eTown, Sweetwater is in Duval County and carries no CDD fee. The higher Duval County millage largely offsets the CDD savings vs St. Johns County Nocatee communities. Do not buy Sweetwater expecting large property tax savings vs Nocatee — the net is closer than most buyers expect.
PulteGroup is actively using incentive packages at Sweetwater during the build-out phase: interest rate buydowns, design credits, closing cost assistance. These incentives are real value — but are often tied to using the builder's preferred lender. Get an independent mortgage quote before accepting any builder incentive package to verify the preferred lender's rate is actually competitive.
