Roselyn is a genuinely appealing option for buyers who want new construction with South Carolina tax advantages at the lowest entry price in the Charlotte market. But early-stage communities have a different character than established ones. Here's what buyers learn after visiting.
Roselyn is in Lancaster city proper, not in the Indian Land corridor near the NC/SC line where Sun City Carolina Lakes sits. The drive to Charlotte Douglas Airport from Roselyn is approximately 30 minutes vs 20 minutes from Sun City. On I-77 in normal traffic it's not dramatic — but buyers who visit Sun City and then visit Roselyn often feel the distance difference in ways the maps don't fully convey. The retail and restaurant density of the Sun City area (Hwy 521 Indian Land corridor) is also more developed than Lancaster's immediately surrounding area.
Lennar's Everything's Included is real — quartz counters, LVP flooring, stainless appliances, and smart home features are genuinely standard and not design center add-ons. But lot premiums ($10,000–$50,000 for corner lots, cul-de-sac ends, and premium positions) and structural upgrades (adding a room, extending the patio, upgrading HVAC) are still extra. The base plan at the advertised price may not include the homesite position you want. Be specific with the sales rep about which floor plan AND which lot you're comparing.
Roselyn opened in 2023. The clubhouse amenities may still be under construction depending on phase. The social clubs are in formation. Early residents are pioneers — they help shape the culture, which some buyers find exciting. Buyers expecting to move in and immediately have a full social calendar comparable to Sun City's 100+ clubs will be disappointed. Sun City Carolina Lakes exists 10 miles away. If you want the established social infrastructure now, that's the right answer.
