HOA fee, mandatory club membership, Lee County property taxes, waterfront insurance, and marina slip costs — every line item, no omissions.
All Gulf Harbour homeowners must join at minimum the sports/social membership tier. The full golf tier is an upgrade from that mandatory minimum. Regardless of your interest in golf or the marina, you cannot purchase at Gulf Harbour without the club commitment.
The HOA fee at Gulf Harbour covers gated community access, security, common area maintenance, landscaping of shared areas, and community management. It does not include the club membership — that is a separate obligation governed by the club's membership documents, not the HOA.
| Unit Type | Est. Monthly HOA | Notes |
|---|---|---|
| Condominiums | ~$400–$550/mo | Sub-association fee included; covers building exterior and common elements |
| Villas / Attached | ~$450–$600/mo | Sub-association covers landscaping and exterior maintenance |
| Single-Family Estate | ~$400–$500/mo | Master HOA only; owner responsible for individual home exterior and insurance |
Gulf Harbour homes range from roughly $400K (condos) to over $2M (waterfront estates). At Lee County's approximately 13.4 mill rate (1.34%), taxes before exemptions are meaningful at these price points. The Florida Homestead Exemption ($50,722 in 2025) and the senior exemption (additional $50,000 in Lee County for income-qualifying buyers 65+) reduce the burden — but at a $1M+ waterfront estate, you're still looking at $12,000–$15,000/year in property taxes.
| Home Value | Tax (homestead only) | Tax (homestead + senior) |
|---|---|---|
| $500,000 | ~$6,020/yr · $502/mo | ~$5,350/yr · $446/mo |
| $800,000 | ~$9,960/yr · $830/mo | ~$9,290/yr · $774/mo |
| $1,500,000 | ~$19,500/yr · $1,625/mo | ~$18,830/yr · $1,569/mo |
Gulf Harbour sits on McGregor Boulevard along the Caloosahatchee River — this is genuine waterfront proximity, not inland-Florida-with-a-lake. While Gulf Harbour itself did not sustain Ian's worst damage (the catastrophic storm surge was concentrated at Fort Myers Beach and Sanibel, further south), the broader Lee County waterfront market saw insurance costs spike dramatically post-Ian.
For condos and villas where the HOA carries the master building policy: your personal HO-6 covers interior and contents, typically $1,200–$3,000/year. The master policy premium is included in your HOA fee but has increased substantially since 2022 — ask to see the current master policy declarations and whether any special assessment for insurance shortfalls is pending.
For single-family estate homes: You carry your own policy. Wind insurance for a $1M+ estate in Lee County runs $12,000–$25,000/year. Flood insurance adds $3,000–$8,000/year depending on flood zone designation. Combined insurance on a $1.5M waterfront estate can approach $30,000/year. This is not atypical for luxury Florida waterfront in the post-Ian market.
Marina slips at Gulf Harbour are not purchased — they are leased from the club. Annual lease rates vary by slip size and location. As a general estimate: smaller slips (up to ~30 feet) run $500–$700/month; mid-size slips (30–45 feet) run $700–$1,000/month; larger slips capable of handling 45–55 foot vessels run $1,000–$1,500/month. These are approximate figures — contact the club directly for current availability and rates.
Slip availability is not guaranteed at purchase. If a marina slip is essential to your decision, confirm availability before going under contract. Waiting lists exist for the most desirable slip sizes.
A specialist can help you calculate the actual club tier cost, pull current insurance quotes for the specific home, and confirm marina slip availability before you commit.
