Stonebrook is a low-maintenance community of condominiums and townhomes in Ooltewah, built by Pratt Home Builders — Greater Chattanooga’s leading local builder. It is organized as a condominium owners’ association (the Stonebrook COA), which means exterior maintenance, lawn care, and common areas are handled for you through monthly dues. It sits in the rolling hills east of the city, within minutes of shopping, medical offices, and golf, and under 30 minutes from downtown Chattanooga.

Of the three for-sale options we cover in this market, Stonebrook is the closest to a dedicated low-maintenance adult community. It is also the most built-out, so in practice you are usually buying resale rather than new construction.

Verify the age restriction before you assume it. Stonebrook is listed as a 55+ community on some active-adult directories, but those listings are not the same as a recorded deed restriction. Whether the community is formally age-restricted (and therefore must keep at least 80% of units occupied by someone 55+) versus simply popular with older buyers changes who you can sell to later and whether children can live there. Ask the Stonebrook COA for the recorded declaration and confirm the age provision in writing. We’ll pull it for you if you’re serious about a unit.

Why the tax bill here is the lowest in the metro

Ooltewah is unincorporated Hamilton County — it is not inside any city’s limits. That means Stonebrook owners pay the county property-tax rate only, with no second city levy stacked on top.
