Run your specific numbers — a long-held Florida homestead can carry a deceptively low assessed value. In Chattanooga, a county-only Ooltewah address (~0.38% effective) keeps property tax low; an in-city Chattanooga address (~0.86%) is higher.

The honest verdict for Floridians

If you love Florida’s warmth, Tennessee won’t replace it.
