Denver's most sought-after 55+ community. Toll Brothers quality, panoramic Rocky Mountain views, 48 miles of trails, and the strongest resale market in the metro. Here's what it actually costs and what buyers need to know before making an offer.
Anthem Ranch is a 55+ community in Broomfield, Colorado, developed by Toll Brothers on the northern edge of the Denver metro. Construction ran from roughly 2007 through the mid-2010s — the community is now fully built out at approximately 1,100 homes. All new construction is sold. Everything available is resale.
The location is the primary selling point. Anthem Ranch sits at about 5,500 feet elevation with unobstructed views of the Front Range — on clear days residents see from Longs Peak in the north to Pikes Peak in the south. The community is positioned between Denver (25 miles south) and Boulder (15 miles southwest), giving residents genuine access to both metros without living in either.
The 48-mile trail system is the other defining feature. Paved and unpaved trails run through the community and connect to regional open space. For buyers who prioritize outdoor activity, this differentiates Anthem Ranch from every other Denver metro 55+ community.

The Aspen Lodge is the centerpiece of Anthem Ranch — a large recreation center open exclusively to residents. Amenities include an indoor lap pool, outdoor resort pool, hot tub, full fitness center, movement studio, tennis and pickleball courts, billiards room, library, and multiple event spaces.
There is no golf course on-site. This is a meaningful differentiator from Heritage Eagle Bend and Heritage Todd Creek. Buyers who golf daily should factor in course fees at nearby Broadlands. Buyers who don't golf often prefer Anthem Ranch because the HOA isn't subsidizing a course they won't use.
The resale market moves fast. Anthem Ranch is sold out of new construction. When a well-priced home comes to market — particularly view lots or open space backing — it receives multiple offers quickly. Buyers who are pre-approved and ready to move have a significant advantage. If this is your target, work with an agent who monitors Anthem Ranch specifically.
Not all lots are equal. The price differential between a mountain view lot and an interior lot can be $75,000–$150,000+. When evaluating comps, always note which category the comparable falls into — the range within the community is wider than most buyers expect.
The 10-year senior tax exemption clock starts at purchase. Colorado's Senior Property Tax Exemption requires 10 years of continuous ownership. Out-of-state buyers moving to Anthem Ranch pay full taxes for their first decade — roughly $3,575/year at the $650K price point. Build this into your 10-year cost model.
Altitude affects coastal buyers more than expected. At approximately 5,500 feet, buyers from California, Florida, and the East Coast consistently report 2-4 weeks of reduced stamina and disrupted sleep during adjustment. Most adapt fully within a month but the adjustment is real.
DIA is farther than it looks. Denver International Airport is 40-50 minutes from Anthem Ranch — longer during peak season when I-70 east construction creates delays. For buyers who fly 10+ times per year, this is worth weighing against Heritage Eagle Bend or Fairway Villas at Green Valley Ranch, both of which sit 25-30 minutes from DIA.
