Arizona 55+ Relocation
Checklist

Moving to Arizona is one of the most consequential logistics projects of a retirement, and the details matter — establishing residency, updating healthcare, reading the governing documents before you sign, and timing the move to avoid driving a truck through Phoenix in August. Here is what to do and when.

What to Do Before Moving In

The most important pre-move task is also the most overlooked: read the community's governing documents before you are under contract, not after. The CC&Rs, bylaws, and community rules govern what you can do with the property — rentals, pets, parking, exterior modifications, and dozens of other daily-life issues. If the community prohibits short-term rentals and you planned to rent seasonally, that is a deal-breaker you want to find before you are committed.

Beyond the docs, lock in your key service providers early. Find an Arizona-licensed doctor, dentist, and — critically — make sure your Medicare Advantage plan is available in your new ZIP code or plan your switch before moving. Medicare enrollment windows are real, and missing them has consequences. Start this process 60 to 90 days before your move date.

Establishing Arizona Residency

Arizona Driver LicenseRequired within 90 days of establishing residency — visit an MVD office with proof of identity and AZ address
Vehicle RegistrationRe-register Arizona within 15 days — emissions test required for many vehicles in Maricopa County
Voter RegistrationRegister at your new Arizona address to vote in local and state elections
Domicile DeclarationIf coming from a high-tax state, document your intent to make Arizona your primary domicile — consult a tax advisor
Estate DocumentsUpdate will, trust, power of attorney, and healthcare proxy to reflect Arizona law — use an Arizona estate attorney
Primary ResidenceNotify relevant institutions (Social Security, Medicare, financial accounts) of your new address promptly

Transferring Your Healthcare to Arizona

Healthcare logistics are the most time-sensitive item in the relocation checklist. If you have a Medicare Advantage plan, verify it covers your new Arizona county before moving — many HMO-based MA plans are network-specific, and you may need to switch plans during an open-enrollment window or a Special Enrollment Period triggered by your move. Original Medicare plus a Medigap supplement is generally more portable between states.

For specialists and ongoing care, Phoenix and Scottsdale have excellent medical infrastructure — Banner Health, Dignity Health, Honor Health, and the Mayo Clinic Scottsdale campus all serve active adult patients well. The practical task is finding a primary care physician who is accepting new patients; in high-demand retirement markets, that can take longer than expected, so start early.

Your First 30 Days in the Community

Register with the AssociationRCSC or HOA — complete your resident registration to unlock amenity access and receive community communications.
Read the RulesIf you did not read the CC&Rs before closing, read them now — before you paint the exterior, add a pet, or modify the landscaping.
Find One ClubJoin one club or class in the first two weeks. A single connection point activates the social network faster than anything else.
UtilitiesSet up APS or SRP electric (the main Phoenix-area providers), Cox or CenturyLink internet, and confirm garbage collection service.
Summer PrepIf arriving in spring, prepare for summer before it arrives — smart thermostat, weather stripping, and any needed shade or pool equipment.
Banking & ServicesUpdate your bank, insurance, and financial accounts to your Arizona address; check for local branch access.

The Best and Worst Times to Move

Target these windows:
  • October through April — mild weather, manageable move conditions, and you arrive during the best Arizona season
  • September or early October — shoulder season, slightly lower moving costs, and you see the community fill in as snowbirds return
  • November arrival — peak season energy, clubs are re-activating, easy to join immediately
Avoid if possible:
  • June through August — dangerous heat for a physical move, movers face real risk, and the community is at its quietest
  • Major holiday weeks — limited contractor, MVD, and HOA-office availability
  • Late January or February if you need to close quickly — peak market activity, potential for bidding competition
