The Community That Started Houston's 55+ Market

CountryPlace in Pearland holds a distinction unique in the Houston metro: it was built by U.S. Homes between 1981 and 2000 — making it the most established 55-and-older community in the region by a margin of nearly two decades. While Del Webb Sweetgrass opened in 2011 and Chambers Creek in 2020, CountryPlace was welcoming retirees before most of its competitors were designed. That history shows in the mature tree canopy, the established social programming depth, and the price points — homes in the low $100,000s to $300,000s for single-family and townhome options that make it the most accessible 55+ community in the metro.

The community contains 841 homes: 645 single-family detached homes and 196 townhomes. Most have views of either the community's two lakes or the 18-hole Pearland Golf Club at CountryPlace, which winds through the neighborhoods. A 24/7 guard gate provides security rarely matched at communities twice the price. HOA dues are approximately $208 per month — confirmed from community sources.

What $208/Month Gets You

CountryPlace's HOA covers the full cost of common area maintenance, pool and tennis court upkeep, the clubhouse building and all its programming space, 24/7 security patrol and guard service at the gate, water and sewer services for the community, and HOA-sponsored events. The Pearland Golf Club at CountryPlace is a separate entity from the HOA — the course is open to both residents and the public, with membership options available through the golf shop at 713-773-9603. The beer, wine, and liquor bar at Pear Grille is a genuine added amenity.

The clubhouse is an unusually complete facility for a community at this price point: fitness center, library, craft room, billiards room, card room — and a proper multi-purpose room with a stage for theatrical productions. CountryPlace has an active resident-run theater group. The swimming pool is heated and open Wednesday through Monday from 5am to midnight. Two lighted tennis courts accommodate early and late play.

The Brazoria County 2.26% Tax Rate

CountryPlace's honest limitation on the cost side is Brazoria County's tax rate. Pearland carries approximately 2.26% combined — one of the highest in the Houston metro, second only to new communities with active MUD bonds. On a $200,000 CountryPlace home that is $4,520 per year in property taxes. On a $250,000 home, $5,650. These are not disqualifying numbers, but they are higher than comparable communities in Galveston County or The Woodlands corridor. The homes built 1981–2000 have no active MUD bonds — the community's infrastructure was funded without MUD financing, which is why the combined rate is the straight county rate without a MUD adder.

Pearland ISD serves CountryPlace. The 65-and-older school tax freeze applies to the Pearland ISD portion — file with Brazoria CAD at brazoriacad.org. Given that Pearland ISD is the largest component of the Brazoria County tax bill, the freeze is especially valuable at CountryPlace relative to what new-construction communities offer.

Home Condition and What to Expect

Homes built between 1981 and 2000 vary significantly in condition and finish level. The early-1980s homes have been updated to varying degrees — some carry original finishes, others have been fully renovated with designer kitchens, luxury vinyl plank floors, and modern baths. Median resale prices hover around $312,500 based on recent data, with significant variation based on renovation status, lot position (golf course views versus standard lots), and home size. A pre-purchase inspection by an independent inspector is essential — not because CountryPlace homes are problematic, but because 25-to-40-year-old homes in coastal Texas carry moisture, foundation, and HVAC considerations that require professional evaluation.

Who CountryPlace Is For

CountryPlace is for the buyer who wants: the lowest entry price in the Houston 55+ market without sacrificing HOA quality or security; an established community with genuine social depth built over 40 years; golf as a daily lifestyle amenity rather than an occasional activity; and a Pearland address that sits 5 minutes from Pearland Town Center and 20 minutes from the Texas Medical Center. The buyer who should pause: anyone focused on the newest construction, the highest-end finishes, or the lowest property tax rate in the metro. CountryPlace delivers none of those. What it delivers is value, maturity, and a social infrastructure that no new community can replicate.
