Every Del Webb community in this market — Nexton, Cane Bay, Point Hope — requires owners to arrange and pay for their own lawn service, typically $80–$120/month. Cresswind's HOA at approximately $249–$260/month covers individual lot lawn maintenance. When buyers compare HOA figures, this is the adjustment most miss. On an apples-to-apples basis, Cresswind's total carrying cost is closer to Del Webb Nexton's than the sticker HOA numbers suggest.

The Homes — Tree-Named Plans, 1,454 to 2,500+ Sq Ft

Kolter uses tree names for Cresswind floor plans. The current lineup at Charleston includes the Cypress (3 bed / 2 bath, 2-car garage, great room opening to covered lanai), the Dogwood (kitchen-rear layout with den option, 1,784–2,485 sq ft with bonus room), and the Mulberry — Kolter's award winner for Best Single-Family Detached Home in the 2,000–2,499 sq ft category, featuring a standard 3-car garage, over 440 sq ft of outdoor living area, and three bedrooms positioned for maximum privacy from each other. All plans are single-story with James Hardie siding standard. The on-site design studio lets buyers choose finishes without leaving the community.

New construction is active. Prices start from the upper $300s for the Cypress and run through $693K+ for Mulberry configurations with options. Resale inventory also exists for buyers who want a finished home in an established section of the community.

Cresswind is in Dorchester County at approximately 0.67% effective rate for legal residences — the same as Del Webb Nexton and Horizons, and higher than the Berkeley County communities (Cane Bay, Four Seasons, Hammock Walk at ~0.51%). On a $480K home: approximately $268/month before the 65+ senior homestead exemption, and approximately $240/month after. File once with the Dorchester County Auditor; no annual renewal required.
