Del Webb at Dove Mountain is the newest and most intimate Del Webb community in the Tucson market. Situated within the larger Dove Mountain master plan in Marana, it offers single-level homes with contemporary open floorplans and Tortolita Mountain views that the older Tucson-area Del Webbs can’t match.
The community centers on the 14,000-square-foot Saguaro Recreation Center with outdoor pool, spa, state-of-the-art fitness center, bocce courts, tennis and pickleball courts, and a social lounge. There’s no on-site golf course — which is actually an advantage if you don’t play, because you’re not subsidizing course maintenance through your HOA.
Golf is available nearby at Dove Mountain’s Gallery Golf Club and other area courses, but those require separate memberships or daily fees. This is a key distinction from SaddleBrooke or Quail Creek, where golf is more deeply integrated into the community identity and fee structure.
Dove Mountain is beautiful — the desert setting is arguably the most scenic of any Tucson 55+ community. But there are trade-offs. Resident reviews note that common areas aren’t maintained to the standard expected at this price point. The facilities feel undersized for the anticipated 600+ home buildout. And the area is still developing commercially — the nearest full grocery store is a short drive, and the surrounding Marana corridor is seeing rapid construction that will change the area’s character over the next few years. Del Webb at Dove Mountain sits at the northern edge of Marana, roughly 25 miles northwest of downtown Tucson. The drive to central Tucson takes 30–40 minutes depending on traffic, with I-10 access about 15 minutes south.
The Tucson Premium Outlets are nearby, and Marana has been adding retail and dining along Twin Peaks Road and Thornydale Road. Oro Valley Hospital is approximately 20 minutes east. Tucson International Airport is 40–45 minutes.
If proximity to Tucson is important, Sun City Oro Valley at 15 miles is closer. If you want the Dove Mountain setting and don’t mind the drive, this community delivers on the desert-luxury promise better than any other Del Webb in the market.
In the Tucson Del Webb landscape, Dove Mountain occupies the premium-setting, no-golf niche. Sun City Oro Valley has more amenities and a golf course but is older construction. Rancho Del Lago offers similar pricing but a very different east-side setting. SaddleBrooke and SaddleBrooke Ranch (Robson) compete at a higher price point with more extensive amenity packages.
