For a community of 600+ homes, this is a moderately sized clubhouse — smaller than Sun City Oro Valley's multi-building campus or SaddleBrooke's 40,000+ sq ft facility, but appropriate for the community's more intimate scale.
Resident feedback suggests the facility works well for daily fitness and casual socializing but can feel tight during peak-season events and organized activities. If you're coming from a larger Del Webb community, calibrate your expectations accordingly.

Unlike SaddleBrooke or Sun City Oro Valley, Del Webb at Dove Mountain does not have an on-site golf course. This is actually a cost advantage for non-golfers — you're not subsidizing course maintenance through your HOA. But if golf is central to your lifestyle, you'll need to budget for outside memberships.
The Gallery Golf Club at Dove Mountain (two courses) is the closest option and offers various membership tiers. Other area courses include the Ritz-Carlton Golf Club, Highlands at Dove Mountain, and Continental Ranch courses. Daily green fees and annual memberships vary widely — budget $3,000–$8,000/year for regular play at a quality course.
Del Webb at Dove Mountain does not have on-site dining. SaddleBrooke has multiple restaurants. Sun City Oro Valley has a grill room. At Dove Mountain, dining means driving to Marana or Oro Valley. There is a coffee bar in the recreation center, but no restaurant, bistro, or catering kitchen. For communities that socialize heavily around food, this is a notable gap. Marana's restaurant options are growing but still limited compared to Oro Valley or central Tucson corridors.
Del Webb communities include a Lifestyle Director who organizes social activities, fitness classes, interest groups, and community events. At Dove Mountain, this role is critical because the community is smaller and more isolated — the Director creates much of the social infrastructure that larger communities generate organically.
Activities include morning fitness classes, hiking groups that explore the surrounding Tortolita Mountain trails, card and game nights, holiday celebrations, and day trips to Tucson cultural venues. The October through April season is significantly more active than summer months, when many residents leave.
Del Webb at Dove Mountain has a significant snowbird population. Expect the community to feel noticeably quieter from late May through September. The pool, fitness center, and trails remain open year-round, but organized activities and social events scale down considerably during summer months.
Year-round residents report enjoying the quiet and the more exclusive access to amenities during summer, but also note that the community can feel somewhat empty. If year-round social energy matters to you, Sun City Oro Valley and Continental Ranch Sunflower maintain stronger year-round populations due to their proximity to Tucson.
