Del Webb Grande Dunes residents have access to two distinct amenity layers: the Del Webb community amenities covered by the HOA, and the Grande Dunes resort amenities available to all property owners within the master-planned development. Understanding which layer provides which amenity — and what each costs — is essential before comparing Grande Dunes to other communities in the market.

The Ocean Club is the headline amenity that differentiates Grande Dunes from every other 55+ community on the Grand Strand. A private beachfront facility with pools, dining, and beach service is not available at Del Webb North Myrtle Beach, Cresswind, or Seasons at Prince Creek West. It is the primary justification for the price premium this community commands.

Amenity Center / Clubhouse

Resort-style clubhouse serving as the social hub. Event spaces, catering kitchen, card rooms, billiards, and gathering areas. Multiple indoor rooms for clubs and programming throughout the week.

Fitness Center

Full cardio and strength facility. Group fitness classes included in HOA — yoga, pilates, aerobics, strength training. Personal training available at additional cost.

Ocean Club (Resort Layer)

Private beachfront facility on the Atlantic Ocean. Resort pools, food and beverage service, beach chairs and umbrellas, direct ocean access. Del Webb residents receive membership as part of ownership — verify current terms.

Intracoastal Waterway Access

Community sits within the Grande Dunes development along the Intracoastal. Walking and biking paths along the waterway. Some lots have direct water views or dock access opportunities.

Walking & Biking Trails

Paths throughout the community and connecting to the broader Grande Dunes network. Golf cart-friendly infrastructure throughout the development.

What Is and Is Not Included in HOA

Grande Dunes has an unusual amenity structure because the resort-layer amenities (Ocean Club) are managed separately from the Del Webb HOA. Always confirm current inclusion status for each amenity category directly with the sales or HOA office — resort amenity terms can change independently of the community HOA.

The Ocean Club — What It Actually Is

The Grande Dunes Ocean Club is a private oceanfront facility located on the Atlantic side of the development — separate from the community's Intracoastal location. For residents who prioritize beach access, this is the differentiating amenity that no other 55+ community in the Grand Strand market can offer.

The Ocean Club includes resort-style pools, beachside food and beverage service, umbrellas and chairs, and direct Atlantic Ocean access. Visiting family members can typically use the club with a guest pass system. The drive from the Del Webb community to the Ocean Club is approximately 10–15 minutes depending on traffic.

The important caveat: Ocean Club membership is a resort amenity, not an HOA amenity. This means its inclusion terms, fees, and policies can be adjusted by the resort management independently of the Del Webb community HOA. Before purchasing specifically because of the Ocean Club, confirm the current membership terms in writing from both the community sales office and the resort management.

How Grande Dunes Amenities Compare to Other Grand Strand Communities

Del Webb Grande Dunes has the most comprehensive amenity package of any 55+ community on the Grand Strand, primarily because of the Ocean Club beach access. By volume of on-site amenities, Cresswind at Market Common is comparable — both have full clubhouses, multiple pools, courts, and fitness facilities. What Cresswind does not have is waterway setting or private beach access.

Del Webb North Myrtle Beach has an identical core amenity package to Grande Dunes for the on-site facilities, delivered in a newer campus. The North MB community does not have Ocean Club access. For buyers choosing between the two Del Webb communities, the Ocean Club and Intracoastal setting at Grande Dunes are the primary differentiators justifying any price premium.

Seasons at Prince Creek West and Myrtle Trace have significantly more modest amenity packages — single clubhouses, one pool each, fewer courts. For buyers who primarily use a fitness center and pool, those communities deliver equivalent core amenity value at dramatically lower HOA cost.
