Del Webb Point Hope is the one 55+ community in this market where the beach is a genuine 20-minute drive and downtown Charleston is a realistic Tuesday evening dinner. Every other Summerville community asks you to accept 55–70 minutes to the coast as a trade for suburban value. Point Hope does not ask that.

What you are buying into in 2025/2026Del Webb Point Hope opened lot reservations in October 2025. As of early 2026 it is in its initial construction phase. The 24,000 sq ft clubhouse is planned — not built. There are no established clubs, no functioning social calendar, no community identity shaped by years of residency. The construction zone is active and will be for several years. Buyers who need to see a finished product before committing should buy resale at Cane Bay or Nexton instead. Buyers who want to be among the first residents in a location-advantaged community should understand exactly what early-phase ownership entails: construction noise, incomplete amenities, and a community culture that you help create.

Point Hope is in Charleston County at approximately 0.50% effective rate for legal residences — meaningfully lower than Dorchester County's 0.67% where Nexton and most Summerville communities sit. The Point Hope Master Plan

Del Webb's 767 homes sit within a 9,000-acre master plan that will eventually include a village center with retail, restaurants, and services accessible by golf cart from the Del Webb section. This mirrors the Nexton model but with the Charleston County location. The village center infrastructure is developing alongside the residential phases — early buyers will see it build out around them.

Del Webb is releasing pricing and floor plans by phase. As an active build, current information comes directly from Del Webb sales. The GenYou collection used at Nexton — Scenic, Distinctive, and Echelon series from 1,345 to 3,728 sq ft — is expected to carry into Point Hope. Verify exact plan availability and current pricing directly with the Point Hope sales team, as active-build communities update pricing as phases release.
