What Fairway Pines at The Highlands Is
Fairway Pines at The Highlands is a 36-home gated 55-and-older community inside The Highlands master-planned development in Porter, Texas — in northeast Harris County approximately 30 miles northeast of downtown Houston near the Grand Parkway (TX-99) extension. New construction started in 2021. The Highlands is a large master-planned community with its own golf course; Fairway Pines is the 55-plus section positioned adjacent to the golf course for premium lot views.
The Highlands is one of the newer master-planned communities in the Houston metro, with an active residential buildout underway across multiple builders and product types. The Encore Collection (see separate page) is the adjacent Del Webb-branded age-targeted product in The Highlands — Fairway Pines is the smaller, more formal age-restricted alternative at the same location.
Tax and What to Verify
Northeast Harris County combined effective rate approximately 1.8–2.4% plus active MUD (Porter/The Highlands area, post-2021 development). Humble ISD serves the area. The 65-and-older school freeze applies — file with Harris County CAD at hcad.org. Verify the specific MUD rate for any Fairway Pines address. With 36 homes, this is one of the smallest formally age-restricted communities in the Houston market — HOA fees per unit may be higher than in larger communities due to fixed cost allocation.
