What Gulf Harbour Is

Gulf Harbour Yacht & Country Club is a private gated community in Fort Myers on the south bank of the Caloosahatchee River. The community combines a 186-slip deep-water marina with a private 18-hole championship golf course, a fitness and wellness center, tennis courts, multiple dining venues, and over 1,000 residences spanning condominiums, townhomes, and single-family estates. It is the closest thing to a full private club residential community in Lee County.

The community is not exclusively 55+ by deed restriction, but the resident demographic and lifestyle orientation firmly place it in the active adult market. The price points and carrying costs effectively self-select for buyers in or near retirement.

The Marina: Gulf Access Without Owning Waterfront

Gulf Harbour's 186-slip deep-water marina provides direct access to the Caloosahatchee River and from there to the Gulf of Mexico via the Sanibel Causeway. For boaters, owning at Gulf Harbour — even in an interior home — provides Gulf access that would otherwise require a waterfront lot priced at $1M+. Slip leases are separate from the HOA; availability is limited and waitlists apply. If boating access is a primary factor in your purchase decision, confirm slip availability before you go under contract.

Fee Structure: Multiple Layers

Gulf Harbour operates with a tiered fee structure. The master HOA fee covers gated access, roads, common areas, and basic community infrastructure — approximately $200–$300/month. The country club assesses a separate membership fee for access to golf and dining. Marina slip lessees pay a separate monthly slip fee. Residents in specific villages or condo buildings pay sub-association fees on top of the master.

Cost ComponentTypical Range
Master HOA~$200–$300/month
Sub-association (condo/village)~$200–$600/month
Golf/Club membership dues~$400–$800/month
Marina slip lease (if applicable)~$500–$1,500/month
Property taxes (Lee County, $700K home)~$550–$700/month
Homeowners insurance~$500–$1,000/month
True all-in (club member, no boat)~$1,850–$3,400/month

Homes and Price Range

Gulf Harbour residences range from condominiums starting in the low $400s to estate homes exceeding $3M. The community contains a wide spectrum of product types built across different phases — buyers should research the specific village or neighborhood within Gulf Harbour as carefully as they research the overall community, since fee structures, construction vintage, and condition vary significantly.
