Las Campanas Village is the Fairfield-built section with a genuinely comprehensive HOA. This isn’t the typical “common areas and pool” coverage. The Village HOA covers exterior maintenance, paint, stucco repair, roof maintenance and replacement, front yard landscaping and irrigation, pest control, trash removal, and basic cable TV. That’s essentially everything outside your walls.
For snowbirds and buyers who want zero exterior maintenance responsibility, this is one of the most complete lock-and-leave HOA models in Green Valley — comparable to the Canoa Ranch Villas but in a single-family format. The gated entry adds security for extended absences.
Homes feature split-bedroom floorplans (both bedrooms work as primary suites with walk-in showers), open-concept kitchens with center islands, and desert-backing lots with HOA-maintained natural landscaping. Former model homes with Fairfield’s premium finishes occasionally hit the market and command top-of-range pricing.
Typical size: 1,500–2,100 sq ft, 2 bedrooms plus den, 2 baths, 2-car garage. Resale prices: $285K–$420K. Updated homes with paid-off solar, newer HVAC, and recent roofs trade at the high end.
The Meritage section is the newer, energy-efficient arm. Meritage’s commitment to ENERGY STAR certification, advanced insulation, high-efficiency HVAC, low-E windows, and solar-ready construction distinguishes these homes from anything Fairfield or the older Green Valley builders produced.
Floorplans range from 1,238 to 2,287 sq ft — offering both smaller, more affordable options and larger estate-style homes. The energy features aren’t cosmetic: Meritage’s building science practices (spray foam insulation, sealed ductwork, radiant barrier roof sheathing) translate to measurably lower utility bills, particularly during Tucson’s brutal summer cooling season.
New construction may still be available through Meritage. The San Miguel HOA structure is simpler than the Village — standard community maintenance without the all-inclusive exterior coverage.
This is the key distinction buyers miss. In Las Campanas Village, your HOA covers your roof. In San Miguel, it doesn’t. In the Village, exterior paint is HOA-handled on a community schedule. In San Miguel, it’s your responsibility. Both sections are “Las Campanas” but the ownership experience is meaningfully different. Always verify which section a listing is in and request the specific HOA governing documents before making an offer.
Both sections are GVR members: $545/yr household dues plus the $3,200 one-time Membership Change Fee and $450 transfer fee at closing. GVR gives residents access to 13+ recreation centers across Green Valley, 60+ clubs, pools, fitness facilities, and social programming.
Las Campanas sits in northwest Green Valley along the I-19 corridor. Continental Shopping Plaza and Green Valley Village are nearby for daily errands. Multiple golf courses are within a short drive. Santa Cruz Valley Regional Hospital is approximately 10 minutes. Tucson International Airport: 35–40 minutes.
The Santa Rita Mountain views from Las Campanas are excellent — particularly from lots on the western edge of the community that back to open desert maintained by the HOA.
