Trilogy Valor is the flagship 55+ community in the Treasure Valley — Shea Homes’ largest Idaho product, built around the Valor Club’s 36-hole championship golf course. At full buildout, the community will have approximately 970 homes across single-family detached and duplex configurations. The Treasure Valley Social Club opened in 2024 with resort-style amenities, and the restaurant and bar are planned as the community fills out.

The Kuna location — 16 miles southwest of downtown Boise — is the primary trade-off. It’s further from Boise’s medical corridor (St. Luke’s, St. Al’s) and from downtown amenities than the Meridian Cadence communities. Canyon County’s property tax rate (~0.68% effective after homestead) is slightly lower than Ada County (~0.76%), which partially offsets the drive.
